YOU ARE NOTIFIED that the owner of the evidence of debt, the original principal amount of which was $440,000.00, and which is secured by the Deed of Trust described above, has filed written election and demand for sale as provided in said Deed of Trust. The outstanding principal balance due and owing upon the evidence of debt secured by the above-described Deed of Trust being foreclosed is $440,000.00 as of January 27, 2020. The covenants of said Deed of Trust have been violated as follows: Failure to pay principal and interest when due.

TEN o'clock a.m., on the date of May 22, 2020 at the Office of the Grand County Public Trustee, Grand County Administration Building, Hot Sulphur Springs, Colorado, sell at public auction to the highest and best bidder for cash, the real property described above, and all interest of the Grantor, the heirs, successors and assigns of the Grantor, for the purpose of paying the indebtedness provided in the evidence of debt and Deed of Trust, attorney's fees, and the expenses of sale, and will deliver to the purchaser a certificate of purchase, all as provided by law.
