YOU ARE NOTIFIED that the owner of the evidence of debt, the original principal amount of which was $95,900.00, and which is secured by the Deed of Trust described above, has filed written election and demand for sale as provided in said Deed of Trust. The outstanding principal balance due and owing upon the evidence of debt secured by the above-described Deed of Trust being foreclosed is $88,121.47 as of May 6, 2020. The covenants of said Deed of Trust have been violated as follows: The Borrower's failure to make timely payments as required under the Evidence of Debt and Deed of Trust.

The real property being foreclosed is all of the property encumbered by said Deed of Trust, and is described as follows:

THEREFORE, NOTICE IS GIVEN that I will, at TEN o'clock a.m., on the date of September 4, 2020 at the Office of the Grand County Public Trustee, Grand County Administration Building, Hot Sulphur Springs, Colorado, sell at public auction to the highest and best bidder for cash, the real property described above, and all interest of the Grantor, the heirs, successors and assigns of the Grantor, for the purpose of paying the indebtedness provided in the evidence of debt and Deed of Trust, attorney's fees, and the expenses of sale, and will deliver to the purchaser a certificate of purchase, all as provided by law.
