Please take notice that the Glenwood Springs City Council will conduct a public hearing to consider an application for a Major Site/Architectural Plan Review for expansion of Iron Mountain Hot Springs. The Applicant proposes to expand the existing spa facility to include a new 12,000 sf entry building with retail space and food service, including additional men's and women's locker rooms. The new expanded area includes ten outdoor mineral pools and an enclosed heated freshwater pool. The application includes consideration of a variance from the required 30 foot setback from the highwater mark per Municipal Code section 070.040.020(d)(24); and consideration of an Alternative Equivalence Compliance request for an architectural design that meets the intent, but not the strict requirement of section 070.040.090(e)-Nonresidential Design Standards.

The property is located at 281 Centennial Street in Glenwood Springs, Colorado and is zoned RE-Resort. The application is submitted by Iron Mountain Hot Springs, LLC/ Steve Beckley, owner of the property.

This notice is to inform you of this application and to provide you with an opportunity to attend the virtual public hearing on December 3, 2020 at 6:00 p.m.
